1 Fat Eighth Bundle {Regent Street Lawns 2015 by Sentimental Studios}
2 Charm Packs {Regent Street Lawns 2015 by Sentimental Studios} OR ⅝ yard inner border fabric*
2 yards background fabric {9900-98}
1 fat eighth for Chimneys
1½ yards outer border fabric
⅝ yard binding fabric
4½ yards backing fabric
*Substitute the piano key border made with charm packs for a solid inner border if desired.
CUTTING: It is very important to label the pieces for this quilt as they are cut. There is only a small
difference in the sizes of several of the pieces. They could easily be confused.
Fat Eighth Bundle
Roofs – Pieces D & E
Choose 12 fabrics from the Fat Eighth bundle for house roofs. From each of the chosen pieces cut an 8"x9" rectangle
Subcut 1–3½"x3½" square (D) and 1–3½"x8½" rectangle (E) for roof sections
Keep pieces D & E together for each block/house.
Fronts & Sides – Pieces A, F & G
From each of the remaining 18 fabrics cut 1–3½"x6½" rectangle (A), 1– 6½"x6½" square (G), 1–6½"x8½" rectangle (F). Mix and match these pieces in each block/house.
For even more variety cut additional Fronts or Sides from the remainder of the 12 roof fabrics. You will have pieces left over for your scrap bag.
Charm Packs {Pieced Border}
From each of 36 charm square cut 2–2" x 4¼" rectangles. (Total 72)
From each of 35 charm square cut 2–2" x 2¾" rectangles. (Total 70)
Fabric 1 – Background
- Cut 6–2" x WOF strips for sashings and background blocks. From 2 strips subcut 12–2" x 6½" strips for blocks (piece B-2)
- Cut 2–14½" x WOF strips. Subcut 12–14½" x 2¾" bottom sashing strips.
- From remainder cut 8–2¾"x2¾" squares for sashing corner posts.
- Cut 1–11" x WOF strip. Subcut 8–11" x 2¾"side sashing strips.
- Cut 5– 3½" x WOF strips:
- Subcut 24–3½"x3½" squares for blocks (piece B-3)
- Subcut 24–3½"x2" rectangles for blocks (piece B-1)
Fabric 2 – Chimneys
Cut 2–2"x22"strips. Subcut 24–2"x1½" rectangles for blocks (piece C)
Fabric 3 – Outer Border
Cut 7–6½"xWOF strips for outer border
Fabric 4 – Binding
Cut 8–2½" x WOF strips for binding
CONSTRUCTION
House Blocks
Each house block requires the following pieces: 1A, 2C, 1D, 1E, 1F, 1G, 2B-1, 1B-2 and 2B-3. For ease of piecing and to insure fabric placement select all pieces for each block and pin together or store in a ziploc bag. When ready to piece arrange parts on a design board. The piecing directions that follow are for one block. Repeat steps to piece remaining blocks.
Row 1: Refer to the Block Diagram below to sew pieces (2)B-1, C, and (1)B-2 together. Press in direction of the arrows.
Row 2: Pieces (2)B-3, A, D and E. Using a mechanical pencil draw a diagonal line on the wrong side of the (2) B-3 and the D piece.
(A) Stitch one Piece B-3 to the left side of Piece A. Note direction of marked line before stitching. Trim top layer ¼" from the
sewn line leaving bottom rectangle intact. Press to the corner to form a triangle. Add Piece D to the right side of A. Trim
and press.
(B) Follow marked line to stitch remaining Piece B-3 to the right side of Piece E. Trim ¼" from the sewn line. Press to the
corner to form a triangle.
(C) Join the two units from A and B. Press toward arrow. Sew Rows 1 and 2 together.
Row 3: Sew G and F together, referring to the block diagram. Press in direction of the arrow. Add to Rows 1 and
2 to complete the block. Block should measure 11"x14½" with seams.
Inner Borders**
Top and Bottom
Randomly select and stitch together 36–2"x4¼" border rectangles. Press seams in one direction. Repeat to make the
second border. Pieced borders should measure 54½"x4¼" with seams.
Sides
Randomly select and stitch together 35–2"x2¾" border rectangles. Press seams in one direction. Repeat to make the second border. Pieced borders should measure 53"x2¾" with seams.
**If you are omitting the pieced border as shown in the photo, skip the charm packs. Instead, from your inner border yardage, cut:
- 3–2¾" x WOF strips. Trim selvedge and piece end-to-end. Press and cut 2–53" x 2¾" strips for side borders.
- 3–4¼" x WOF strips. Trim selvedge and piece end-to-end. Press and cut 2–54½" x 4¼" strips for top and bottom borders.
ASSEMBLY
Houses and Sashings
1. Stitch a 14½"x2¾" sashing strip to the bottom of each house block. Press toward sashing. Make 12.
2. Stitch 2 columns of sashings using 4–11"x2¾" strips and 4–2¾"x2¾" corner squares for each column.
Press seams toward sashings. See diagram.
3. Arrange and stitch together 3 columns of 4 house blocks. Press seams toward sashings.
4. Stitch the house columns from Step 3 together using the pieced sashing columns from Step 2. Press.
5. Join the 4–2" x WOF Fabric 1 sashing strips together using a diagonal seam. Press seams open. Cut 2–2" x 51½" side sashings and 1–2"x50" top sashing.
6. Add side sashings to quilt top. Press seams toward sashings. Then add top sashing to quilt top. Press toward sashing.
Pieced Inner Border
1. Add the 2 pieced 2¾" x 53" borders to the sides of the quilt top. Press toward sashing.
2. Add the 2 pieced 4¼" x]54½" borders to the top and bottom of the quilt top. Press toward sashing.
Outer Border
1. Using a diagonal seam join 3–6½" x WOF border strips together. Press seams open. Cut 2–6½" x 54½" borders. Add borders to top and bottom of quilt top. Press toward outer border.
2. Using a diagonal seam join the remaining 6½" x WOF border strips together. Press seams open. Cut 2–6½" x 72½" borders. Add borders to opposite sides of quilt top. Press toward outer borders.
Quilt should measure 66½" x 72½" with seams.
FINISHING
1. Using a diagonal seam, join the 8 – 2½"x WOF strips end to end. Press seams open.
2. Fold prepared strip in half wrong sides together and press to make the binding.
3. Layer, Quilt and Bind
